Before advertising your investment property for lease, we conduct a market analysis of comparable rental properties in your area of Las Vegas, North Las Vegas, or Henderson to determine the optimal rental rate. Appropriate pricing for your rental property is essential to maximizing your return on investment while ensuring that it is vacant for the least amount of time.
Marketing your rental property begins with professional photographs in order to show it in its best light. These photos, along with a very descriptive and flattering write-up of the property and the community in which it is located, are posted across several online rental sites that are frequented daily by those who are in the Las Vegas and Henderson rental markets.
We manage all the calls and emails that come in from prospective tenants wishing to set up a showing. This initial contact is when the tenant screening process begins and continues upon meeting the prospective tenant at the rental property for a showing. After a prospective tenant fills out our online rental application, we begin checking references by first calling all landlords, current and past, to find out if rent was paid on time, if the property was treated with care, and if the tenants were respectful and easy to get along with.
In conjunction with our screening process, we call employers of prospective tenants to verify employment, income, number of years of service as well as to find out if they are responsible and trustworthy employees. Personal references are also called in order to get insight on the prospective tenant from another perspective and lastly, a review of the prospective tenant’s credit report is performed to assess their history of managing personal credit accounts and to evaluate their ability to pay the rent.
Our team of rental agents is dedicated to showing rental properties under our jurisdiction. We handle all scheduling and provide for property viewing appointments so that prospective tenants may experience your property firsthand. If your property is a good fit for the tenants, a lease signing is scheduled. The showing agent collects a negotiable sum for matching your property to a tenant.
If the prospective tenants are found to be a great fit for your property, we handle lease preparation and execution. The tenants are invited to our office in Las Vegas to be briefed on their lease agreement. We discuss Home Owner's Association rules and regulations, maintenance policies, and lease terms and conditions with the tenants.
Keys to your property are released to the tenants after a full screening, interview, and lease signing have taken place. We strive to ensure that tenants are happy living in a rental property that is well maintained. This keeps tenants longer and leads to tenants in turn taking greater care of your property.
We will collect a one-time setup fee of $250.00 after the tenants have been let into your property. This fee is strictly for account setup purposes and will not be a repeat charge. After receiving rent each month from the tenants of your property, we withhold 8% of that sum as management fees, and the remainder is deposited into your bank account in a timely manner.
We visit your property for periodically scheduled inspections. This allows us to identify red flags before they escalate. Owners are provided with detailed documentation including recommendations for proactive maintenance.
We are well equipped to deal with any maintenance or repair issue. We have an extensive roster of trusted and reliable skilled trades-people with whom we have worked closely with for years.
We handle all notices, fines, fees, and claims associated with your property. Should the tenants of your property incur various fines or fees during their stay, we promptly notify the them of their charges and hold them responsible.
You’ll never wonder about the financial health of your investment as you have access to this information at your fingertips any time of the day through the secure online Owner’s Portal where you can view monthly profits and expenses associated with your rental property.
Although we take the time to avoid any "bad apples" through the tenant screening process, if required, we are well-versed in the appropriate steps to evict a problematic tenant in accordance with the guidelines set forth by Clark County.
Property management laws are pretty hairy. We keep a sharp eye on all important documents and statuses in regards to your property. We file and store all the information necessary to protect you from any harm.
